Design strategy

On a hotel-use plot located in Garrucha, Almería, close to the beach and in a newly expanding area, a study was carried out to propose the development of 240 residential units or tourist apartments.

Upon reviewing the current tourism model —where more and more tourists prefer to stay in private apartments rather than traditional hotels— a challenge arises from the overlap between private residential and hotel uses. As a result, a plot located away from the town centre but close to the beach was designated for the creation of tourist apartments, maximising both the buildable area and the intensity of land use.

In a schematic approach, the proposal consists of three-storey apartment blocks (ground floor plus two upper floors), each housing nine two-bedroom apartments. In addition, the programme includes ten one-bedroom apartments. The development is planned with horizontal bands, leaving generous green spaces between the blocks to promote natural ventilation and improve the views from the apartments.

Although the project never progressed beyond the preliminary feasibility phase and was conceived merely as a proposal to demonstrate the maximum building capacity of the plot, it serves as an example of the versatility of the work we undertake in the studio to meet all our clients’ needs.
